ARE YOU PREPARING TO PURCHASE A HOME?

CHECKLIST FOR ALL HOME BUYERS

  • Check your credit score. If you don't have a recent credit report from one of the three major reporting bureaus, obtain one now. Take the opportunity to review it for accuracy and handle any issues or occurrences that could be impacting your score negatively. With planning to make an investment in a home, it is critical that you are knowledgeable of and honest with yourself about your credit worthiness and standing.

  • Determine how much you can afford. After taking inventory of your household income, expenses, and debts, utilize an affordability calculator to assess how much you can reasonably afford to purchase a home. Be truthful,candid, and realistic about your finances during this process.

  • Research mortgage lenders. Do your homework to determine the top three or so mortgage lenders who have the best product for you and your situation.

  • Secure mortgage pre-approval. This step is an important one for you and is different from a pre-qualification letter. With pre-approval status the lender has thoroughly examined your finances and confirmed in writing how much it’s willing to lend you and at what terms. By doing so, agents and seller home owners will consider you a more serious and motivated buyer.

  • Save your money for a down payment and closing costs. Your mortgage lender would be able to provide an estimate to you for the the amount of money you would likely need at closing. Many people miss this step or often understand its importance and become stressed before closing. Be prepared and save yourself some stress by planning appropriately, saving, and prioritizing. 

  • Exercise some restraint.  I can't stress this recommendation enough. Do NOT make any major changes like job/career, major purchases like car, etc. If you do so, you will negatively impact your application status and maybe, ultimately, your loan closing. 

  • Hire a real estate agent. Buyer agents not only have a keen sense of market awareness, but they also understand negotiation standards, real estate processes, trends, contractual obligations, house characteristics, and real estate requirements.

  • Make a wish list. Writing your most wanted and non-negotiable house characteristics will help you stay focused during your search. Accordingly, understand that no house is perfect so everything on your list might not be checked off during your search. Be prepared to compromise. Location matters.

  • Visit Open Houses. Open Houses allow buyers to get a different perspective of the neighborhood and surrounding amenities. Attending Open Houses also gives you the opportunity to assess the value of houses (learn more about what you can afford vs. the cost of specific houses), learn from others, check out the competition, and learn more about your needs.
